Abstract
The hedonic land-rent function was estimated to evaluate the external effects of agricultural lands in Hokkaido using municipality level four-year panel data from 1985 to 2000. As focus variables, the agricultural lands were classified into the five categories, namely, paddies. upland fields, lands under permanent crops, meadows and abandoned cultivated lands. Forest lands were also included in the model.The results show that the external effects of the paddies and lands under permanent crops were positive and remained roughly the same during the study period, whereas those of the upland fields and meadows were consistently decreasing
